Overview

Clyde Gateway, and their development partner Highbridge Properties, launched what will be a new satellite business district for Glasgow and one of the UK’s largest office parks.

The development, branded Magenta at Clyde Gateway, will comprise 111,483m2 of office space set on 27 acres next to the River Clyde and M74 motorway network and just ten minutes from Glasgow’s city centre.

Magenta is the largest office development with planning consent in Scotland and will create a new national business district for the Central Belt. It is estimated that the development will bring at least 12,000 new jobs to the area. Clyde Gateway has invested £20m in public realm and infrastructure works to the site to ensure it is development-ready.

The area around Magenta has seen large scale investment in recent years including

the new Clyde Gateway distributor road, the £11m newly upgraded Dalmarnock train station, the new £22m Police Scotland Regional HQ and the 700 home 2014 Commonwealth Games Athletes Village. The legacy of the investment associated with the Games means the area is now home to the outstanding sporting facilities of the Emirates Arena and Sir Chris Hoy Velodrome as well as Celtic Football Club’s 60,000 seat stadium, all within 10 minutes walk of Magenta.

Recent lettings of Grade A offices include One Rutherglen Links to SPIE, and to Peebles Media and MadeBrave at the BCO award-winning Albus. Other recent lettings include the University of Glasgow at the restored Olympia Building.

Just five minutes by train from the centre of Glasgow, the Clyde Gateway area has benefitted from £1.5bn investment to date with 50,000m2 of award winning business space now completed and 2000 new homes now occupied.
